<p><b>Summary:</b></p><p></p><p>The Development Project Manager of Entitlements is responsible for all projects as they progress from Deal Approval to Construction Start (Construction Ready) in their assigned geographical areas.  This individual is to be the primary contact for internal and external partners on each project and is the manager of all items related to the Entitlements phase of new store development.</p><p></p><p>Qualified candidates will be able to thrive in a remote working environment; have excellent organizational skills with the ability to effectively manage a large pipeline of projects and prioritize multiple tasks and responsibilities they will also be proficient with the MS Suite of products and similar project management platforms.</p><p></p><p><b>Duties and Responsibilities:</b></p><ul><li>Support SEI business goals by managing new store development, creating pipeline plans, assisting with internal initiatives, managing through unexpected events, and adapting to an ever-changing environment.</li><li>Maintain accurate tracking of all new store projects through the Feasibility and Entitlements phases providing visibility to scope and progress of each. </li><li>Lead / Facilitate / Participate in communication with relevant stakeholders throughout each stage of the development process utilizing multiple communication methods (Conference Calls, In person and virtual meetings (Teams), individual calls etc.)</li></ul><ul></ul><p><br><b>Pre-Deal Approval Due Diligence (Feasibility Phase):</b></p><ul><li>Align with internal partners (RE & Construction) to understand DOW between SEI and landlord or developer</li><li>Select and manage outside partners (PMFs) as needed to complete initial feasibility / site investigation / pre app meetings.</li><li>Determine opportunities to accelerate timelines by analyzing risk/reward of layering phases of the project.</li><li>Identify & analyze internal & external (jurisdictional, etc.) approval processes to generate timeline, risk assessment, and budget for the entitlements phase of each project.</li></ul><p></p><p><b>Project Management through Entitlements phase:</b></p><ul><li>Maintain relationships with jurisdictions.  Develop and execute strategies to accelerate jurisdictional approval processes (including presentations, talking points, etc.)</li><li>Enact individual project plans.  Manage progress and timeliness of all tasks with both internal and external partners.  Analyze and institute contingency plans for projects running behind schedule.</li><li>Understand contractual timelines and legal implications per the lease / purchase agreement.  Request and track legal documentation and approvals of contract extensions, amendments, and satisfaction of Conditions Precedent.</li><li>If needed, prepare documentation on substantial changes, both physical and financial, after Deal Approval for re-review & approval from needed partners</li><li>Accountable for timeline and budget<ul><li>Delays / changes from original timeline presented at Deal Approval</li><li>Potential impact to lease timelines – adequate notice of additional time needed (lease extensions, etc.)</li><li>Complete Funding Increases as needed (Entitlements phase only)</li></ul></li></ul><p></p><p><b>Handoff to Construction:</b></p><ul><li>Coordinate with Construction partners to ensure proper timing for bid / review process</li><li>Prepare final reports and presentations for final CP waiver approval from VPs</li></ul><p></p><p></p><p><b>Education & Experience:</b></p><ul><li>Education/bachelor's 4-year degree</li><li>Years of relevant work experience 6+</li><li>Years of management experience 3+</li></ul><p></p><p>#LI-TD1</p><p></p><p><i>If an hourly or salary range is included in this ad it represents the range 7-Eleven in good faith believes is the range of compensation for this role at the time of this posting.
