Key Responsibilities Market Analysis & Forecasting • Conduct regional and national housing market research using statistical modeling and machine learning tools. • Leverage predictive analytics to identify high-yield investment opportunities across residential and commercial property sectors. • Utilize geospatial data platforms to evaluate location viability and predict future returns. Financial Modeling & Reporting • Build dynamic cash flow models and investment return projections using Excel, Python, or R. • Evaluate property performance metrics including IRR, cap rate, cash-on-cash return, and ROI. • Prepare comprehensive investment memos, dashboards, and visualizations for executive decision-makers. Deal Evaluation & Risk Assessment • Analyze real-time listing feeds and off-market property data to support acquisition strategies. • Assess risk factors including vacancy rates, maintenance costs, and regional legislation. • Integrate third-party APIs to access real-time financial data and inform investment prioritization. Portfolio Optimization • Continuously monitor existing properties using asset performance tracking software. • Suggest asset repositioning strategies, refinancing options, or divestment based on real-time analytics. • Collaborate with virtual leasing teams and asset managers to improve net operating income (NOI).
